5 Things You Don't Know When Buying A Las Vegas Bank Repo / Las Vegas Bank-Owned Real Estate!
- Banks typically under price a property way below market value to generate multiple offers; a typical buyer thinks the list price is the price the bank hopes to sell the property…Wrong!..the bank sets a low price hoping to sell it for a much higher one. Why? Banks want to get the highest price possible.
- Banks put all cash offers in pile "A"; that is, banks love all cash offers as they close faster, do not require an appraisal and are less hassles for the bank.
- Banks would rather not pay any of your closing costs…by this, banks are willing to pay some buyer costs but many offers don't ask for the bank to pay any resulting in these offers getting accepted!
- Banks often take 7 to 10 days to respond to your offer…why? sometimes they are just waiting to see if a higher offer comes in.
