NO, there are no citizen requirements.
If you have a U.S. social security number, and are in the U.S. on a work permit or visa for 3 yrs or longer, you can obtain a FHA government-insured mortgage with only 3.5 % down for principal residence! (for rental/investment home and you have a U.S. social security number, you can get a mortgage (with acceptable credit) for approx 20% down…….Canadians with no U.S. social security number looking to just purchase an investment property, the downpayments range from 30 to 40% down.
Typical time to close is anywhere from 3 weeks to 6 weeks. In my recent sale in March 2009– to a couple from Regina, Canada– we used Equity Title Escrow Company as they're very experienced with Canadian buyers.
I suggest buyers conduct the following inspections: structural/mechanical, radon, mold and termite inspections! The cost of these 4 inspections is about $900 and money well spent.
